Welcome to our Spring Sale to be held on 15th April 2025

As usual this is a live venue based auction to be held at The Grand Connaught Rooms, Great Queen Street close to Covent Garden. 

More and more bidders are opting to attend our auctions and whilst all bidders are treated in the same way, it is becoming apparent that those buyers who attend the sale rather than bidding via the internet or telephone are very often the final bidder and successful buyer.  We encourage you to attend the sale, as so many others have already this year.  In fact, in our first two auctions of the year we have seen over 550 lots go under the hammer with sales since 1st January already topping £71.5 Million. 

With the lighter evenings and warmer weather, what better excuse do you need to come to town, enjoy London before the summer tourists arrive and do your bidding in person rather than relying on your internet or mobile phone connection? 

Whilst the lighter evenings provide us with more time in the day for our open house viewings, we do ask you to turn up at the time stated for the viewing.  Our viewing agents are on a tight schedule to complete the 100’s of viewings we will be holding in the run up to the auction and, the moment they have locked up at one viewing, they are on to the next, so please arrive in plenty of time. 

Many of our properties have video or 3D tours, the links for these are shown in the details for each lot on this website, where applicable.  I would encourage you to take advantage of these tours where, in the comfort of your own home or office, you can take your time and really assess the lot on offer.

Don’t forget, in the lead up to the auction you need to make sure you are well prepared, ready to bid and a prudent bidder.  First of all, make sure you have properly inspected the lot you are bidding for and if needed, take surveyors or builders to give you advice or quotes for works that may be required.  Secondly download the legal pack and share this with your solicitor/conveyancer, they will need to advise you on all aspects of the pack and contract conditions before you bid.  Finally, get your funding in place not only to pay the deposit on the day but, unless you are buying with cash, your mortgage lender or similar has given you an unconditional offer that your solicitor can draw upon in plenty of time for completion.

Like all property auctions, our sales are unconditional, you are bidding to buy and have entered a binding contract on the fall of the auctioneer’s gavel.  Of course, we are here to help and in reality, there should be no barrier to you bidding.
