Already this year we have held three main venue/multi-access sales and two bespoke interim online sales.  From these sales we can see, regardless of others giving market “commentary”, the real active people who know that property remains a great asset with very affordable interest rates, are still ready to buy.  If this wasn’t the case, we wouldn’t have already sold over £100 Million in capital value since the start of the year from some 1,000 lots already offered.  In fact, including this sale we will have offered some 1,250 lots by the end of May. 

Now we have the summer evenings we are doing all we can to extend viewing availability through our schedule of open house viewings.  Our teams throughout the country do all they can to facilitate viewings within these schedules, all we ask is that if you are attending a viewing, please arrive at the stated time.  People turning up late could miss the viewing as our agents need to keep to a schedule to ensure they’re not late for the next appointment. 

Of course one of the property types you can generally view at any time without an appointment are the various land lots being sold at this auction.  For those looking for a relatively low cost entry to property investment, land can be a really good, and often very profitable entry to the market.  There are various things to consider when deciding if this is the right type of investment for you, not least your appetite for risk.  There are however some really good upsides to land ownership, after all, there is a limited supply and one thing that they’re not building any more of is land!  Over more than 30 years in the industry I have seen 1,000’s of land lots sold, at the time, some were considered highly speculative with little or no chance of development but now, have housing built on them providing the owner with very significant profits.  Planning rules change, demand for housing grows all the time putting the squeeze on available sites and there are many examples of these, even within the greenbelt that have been released from constraints and are now housing developments. 

Of course this is speculative but consider, no council tax on land, no need to deal with managing agents, EPC’s Gas/Electric safety certificates and all the other paperwork and regulations associated with other types of property ownership.  Simply put, buy it now, sit on it (or even use it/rent it out) until the time is right for a planning application or a developer approaches you offering an option to purchase from you once they have gone through all the process of gaining planning permission, perhaps something to consider as you page through this catalogue?
