Whilst this is our 9th Auction of the year in our schedule of 10 main sales and, despite my teams throughout the country having years of experience of auction sales, we are aware for many, this may be your first encounter with property auctions.  It can seem like a daunting process with too many hurdles in the way and yes, there is a lot to be done before you come to the auction and bid on the day but, but in fact it really is a simple process and a very specific reason why you should persevere.  And this is why for every person reading the catalogue or searching our website and really wanting to buy, there will be a huge amount who simply give up before they even attempt to bid, therefore none of these people will be competing with you at the auction and therefore this increases the chance that yours will be the winning bid! 

In fact, the auction process is really simple as long as you follow a few essential steps, these are all fully detailed in our guides that you can download from this website. Also available is a host of specialist providers that can assist you with the legal process and financing your purchase, again just visit the services page and all their information and contact details are there.  Add to this, my teams in our various centres throughout the country are there ready to assist you in the lead up to the auction so, collectively, on our part we will do everything possible to ensure the lot you want to buy could be the lot you do buy at the auction. 

Of course for many there is the obvious question – I could do all my homework and get outbid!  Yes whilst that is always going to be a possibility consider a few things:

First of all, if you don’t have a go you’ll never know!  When our gavel falls the property has been sold with a contract exchanged and deposit paid so, when a lot has gone it really has gone, there is nothing to be gained after the event with “I wish I’d known it would go for that price”.

Secondly, like our sellers, as a buyer at auction you know that if the auctioneer’s gavel falls on your bid you have bought the property with an exchange of contracts there and then.  No waiting for weeks for all the professionals to do their work in a private treaty scenario with all the risks of gazumping, sellers changing their minds etc.  What happens in an auction is all those weeks of not knowing if you have secured a property are compressed into a few minutes, you walk into the auction room (or bid remotely if you prefer), bid for the lot you want and when the gavel bangs down within minutes of the bidding starting you have either bought and exchanged or, someone else has beaten you to it and simply bid a bit more. 

Best of all, you decide what you want to pay and you could end up securing your purchase for less than your top budget and buy for less, now in my view, that means you’ve just grabbed yourself a bargain! 

So, only you can decide whether you are going to engage: view the lots you’re interested in, secure your finance for the purchase and seek advice from a conveyancer or solicitor on the legal pack and contract then, armed with all of that come to the auction and be the winning bidder and buyer.  Alternatively, read the catalogue, don’t engage, wait and see what happens and let someone else buy the lot you would have bought and possibly for less than you would have paid.
